Summary of Rental Qualifications and Application Process

Application Process and Fee:

A complete rental application is required for each individual 18 years and older. The application fee is $40 and is paid directly through our third-party application processing service. Required documentation for your application include:

  • Valid Driver's License or other Photo ID for each Residential Lease Application submitted
  • Verifiable Proof of Income (Min. 2 months of paystubs or 2 years of tax returns if self-employed/1099)

 

General Rental Criteria

  • Two Years of Good Rental History. No eviction, history of any damage to the residence, or an outstanding balance due to a previous landlord
  • Verifiable Gross Income: Minimum of three times the monthly rent charge. Housing vouchers and other certificates are accepted. The resident must meet the same criteria as those seeking non-subsidized housing.
  • Criminal Background Check: Residency may be denied due to criminal history. Contact us for more details.
  • Credit History: Credit history must show that bills are paid on time and you do not have a history of accounts that have gone into collection. Residency may be denied due to poor credit history. Credit scores below 500 will be declined. Additional Security Deposit may be required if your credit score is below 620.
  • Co-signers: Qualified co-signers are permitted if necessary
  • Resident Liability Insurance: we require that you have Renter’s Insurance.

 


Pet Application

Most of our properties allow pets, but please verify the details on the property listing that you are interested in. We require all pets to be screened using PetScreening.com. Pets must receive at least a "3 Paw" score on their scale in order to be accepted.

 

There is a non-refundable pet deposit of $300 per pet, and a monthly pet rent charge of $25 / month / pet, with a maximum of 2 pets per unit. Pet rent is charged on a monthly basis and is paid with your rent.



Common Reasons to be Declined

  • Incomplete application
  • Recent evictions collections from landlords
  • Credit score below 500
  • Insufficient income, and unqualified occupants.
  • Within the last 7 years, any felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”.
  • Any sexual related offenses.
